Oh sorry lol still thinking because I saw one in paleto 3 floors as well. But, they aren't the best sellers because they never responded in like 4 days and they've been responding to other peoples posts. The person that offered 2.5m are they still buying it? The business was a gift from a close friend. I believe he previously bought it for 1.7m at the door. He then spent close to 500k on furniture, plus paying the people that designed the club. I don't have any spreadsheets and such, but the club used to open every weekend, with 3k normal entry fee, and 7k VIP, and we had a decent amount of people whenever it opened. Profit margins are also gonna depend if you can secure yourself a person to sell you drinks in bulk at discount. (Which I believe the nearby Chumash store does)

Because if I compare it to a 6 floor completely furnished with high ceilings sold for 3.6m I don't see my self spending 1.7m as it is a very large investment to make for a small building if you know what I mean.

It is not a small building. It is one of the largest ones in the city, barring the very large ones that you're talking about. There's businesses that are as small as RVs.

I have nothing against your building it's a very nice building I'm not saying it's small I'm just saying for me comparing it to other clubs and it's location and size. As it really is only one floor. I am really just debating if I'm willing to spend over 1.7m with a club with only one floor

If you prefer paleto, the location isn't good. But if you want a club in the city, it's right next to the second most populated area after bank (High End). It has a lot of foot traffic, and an ATM right around the corner. I think it's a good location, but it's gonna depend on your needs. The club also has two floors. It has an open-ended design by choice, but you can easily make it into a full two story design if you had the desire.
